No. 12845, Riverhead, New York and filed in the Office of the Clerk of the Count: LOT of Suffolk on September 8, 1965 under File No. 4453, being more particularly bounded 008.000 and described as follows: BEGINNING at a point on the division line of lots 11 and 12 intersects the Southerly side of Azalea Road; RUNNING THENCE North 24 degrees 14 minutes 10 seconds West 212.42 feet; THENCE North 88 degrees 45 minutes 30 seconds East 75.00 feet; THENCE-North 89 degrees 03 minutes 00 seconds East 125.00 feet; THENCE South 1 degree 34 minutes 30 seconds West 200.00 feet to the Northerly side of Azalea Road; THENCE along the Northerly side of Azalea Road the following three courses and distances: 1. North 88 degrees 25 minutes 30 seconds West 10.00 feet; 2. Westerly along an are of a curve which bears to the left whose radius is 50.00 feet a distance of 104.72 feet; 3. Westerly along an arc of a curve whose radius of 132.41 feet a distance of 10.70 feet to the point and place of BEGINNING. Said premises also known as 505 Azalea Road, Mattituck, New York 11952. Being the same premises described in the deed to the partis of the first part herein by deed from Monroe Fink, as Conservator for the Property of Marion Curran a/k/a Marion Gundel, dated July 18, 1989, recorded July 21, 1989 in Liber 10898 Page 369. Said premises are known and designated as District 1000, Section 115.00, Block 06.00 and Lot 008.000. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment ofthe cost of the improvement before using any part of the total of the 'same for any other purpose.
