unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever.

Incorporated Village of Greenport, Town of Soutbold, County of Suffolk and State of
New York, bounded and described as follows:
BEGINNING at a point on the westerly side of First Street, distant 150 feet northerly
from the northwesterly comer of said First Street and Broad Street;

1. South 83 degrees 06 minutes 00 seconds west, 60.00 feet;

3. South 83 degrees 20 minutes 00 seconds west, 74.21 feet to the easterly side of
land now or formerly of Kenneth Winchester;
RUNNING THENCE along said last mentions! land, North 66 degrees 48 minutes 30
seconds west, 24.82 feet to the southerly side of land now or formerly of North Fork

RUNNING THENCE along said last mentioned land, the following two (2) courses and
distances:
1. North 83 degrees 06 minutes 00 seconds east, 74.21 feet;
2. North 6 degrees 48 minutes 30 seconds west, 24.88 feet to the southerly side of
land now or formerly of William Nedoszytko;
RUNNING THENCE along said last mentioned land north 83 degrees 06 minutes 00
seconds east, 150.00 feet to the westerly side of First Street;
RUNNING THENCE along the westerly side of First Street, south 6 degrees 48 minutes
'40 seconds east, 52.02 feet to the point or place of BEGINNING.
BEING thc same premises conveyed to the party of thc first part by deed made by James
McCarthy and Laura McCarthy dated 09/18/2000 recorded 09/26/2000 in the Office of
~the Suffolk County Clerk in Liber 12073 Page 741
TOGETHER with all right, title and interest, if any, of the party of the first part in and to
any streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first
part in and to said premises; TO HAVE AND TO HOLD the premises herein granted
unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever.
AND the party of the first part covenants that the party of the ih-st pan has not done or
suffered anything whereby the said premises have been encumbered in any way
whatever, except as aforesaid.
AND thc party of the first part, in compliance with Section 13 of thc Lien Law, covenants
that the party of the first part will receive thc consideration for this conveyance and will
hold the right to receive such consideration as a trust fund to be applied first for the
purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of same for any
other purpose.
The word "party" shall be construed as if it read "parties" whenever thc sense of this
indenture so requires.
