MURPHY, residing at 155 Garfield Avenue, Mineola, NY 11501 party of the first part, and EUGENE F. MURPHY TRUST, Eugene F. Murphy and Joan M. Murray, Trustees, residing at 155 Garfield Avenue, Mineola, NY 11501 party of the second part, i WITNESSETH, that the party of the first part, in consideration often dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, wtth the bmld~ngs and ~proyements ~fhe~eonaerected, situate, lying and being in the Town of Southold, County of Suffolk-and Sta~eofNeW and designated as Lot No. 83 on a certain map entitled, "Map of Subdivision of Founders Estates, Inc.," and filed in the Office of the Clerk of the County of Suffolk on May 10, 1927 as Map No. 834, being bounded and described as follows: BEGINNING at a point in the easterly line or side of Founder's Path distant 150.75 feet southerly from the intersection of the easterly line of Founder's Path and the southerly side of Landon Lane; running thence north 64 degrees 5 minutes 00 seconds east along the southerly side of lot 82 as shown on said map the distance of 134.71 feet to the northwesterly comer of lot number 91 as shown on said map; running thence south 25 degrees 55 minutes 00 seconds east along the westerly line of lot number 91, 75 feet to the northeasterly comer of lot no. 84; running thence south 64 degrees 5 minutes 00 seconds west along the northerly line of lot no. 84 the distance of 127.18 feet to the easterly line of Founder's Path; running thence north 31 degrees 38 minutes 40 seconds west along the easterly side of Founder's Path the distance of 75.38 feet to the point or place of BEGINNING. BEING and intended to be the same premises conveyed to the party of the first part by deed dated August 15, 1971 and recorded in the Suffolk County Clerk's Office on May 3, 1972, in Liber 7152. Page 311. SAID PREMISES being known as Founder's Path, Southold, New York. TOGETHER with all right, title and interest, if any, of the pat~ of the first part in and to any streets and road abutting the above described premises to the center lines hereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid.. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so' requires.
