Together with all the right, title and interest of the parties of the first part, if any, in and to that portion of Old Shipyard Road lying in front of and adjacent to the premises above described and to the center line thereof· SUBJECT to covenants and restrictions of record, if any, affecting said premises, and subject also to zoning restrictions and ordinances adopted by any municipal, town, village or other governmental authority. SUBJECT also to the restriction that only a one dwelling hourse shall be erected on said lot. This is a covenant running with the land.
