roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HA VE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.;
AND the party of the first part, covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way,whatever, except as aforesaid.
AND the party of the first phrt, in compliance with Section 13 6f the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will

thereon erected, situate, lying and being at Cutchogue, in the Town of Southold, County
of Suffolk, State of New York, bounded and described as follows:
BEGINNING at an iron pipe set in the northeasterly line of Fleets Neck Road distant
1757.28 feet southeasterly as measured along said northeasterly side of Fleets Neck
Road from the corner formed by the southerly line of Willow Street and the said
northeasterly side of Fleets Neck Road which said point is also the southerly corner of
the land of Tyte; running thence North 44 degrees 31 minutes 40 seconds East 200
feet to other land of Michael S. Hand; running thence South 45 degrees 28 minutes 20
seconds East 116.54 feet to land of Fleet; running thence South 46 degrees 24 minutes
00 seconds West 200.11 feet to a monument in the northeasterly line of Fleets Neck
Road; running thence along said northerly line of Fleets Neck Road North 45 degrees
28 minutes 20 seconds West 110.00 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises as conveyed in deed dated
September 23, 1968 and recorded in the Office of the Clerk of the County of Suffolk on
