WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being itgft at Nassau Point or Little Hog Neck, Town of Southold,
Suffolk County, New York, known and designated as Lot No. 365
on a map entitled, "Map of Section D, Nassau Point Club Properties ,
Inc . situated on Nassau Point, Suffolk County, New York, surveyed
March 24 , 1926 by Oto W. Van Tuyl, C.E. and Surveyor, Greenport
New York" and filed in the office of the Clerk of the County of
Dist. Suffolk May 7 , 1926 as map No . 806 and being more particularly
1000 bounded and described according to said map as follows :
Beginning at a point on the westerly side of Haywaters Road,
Section distant 45 . 0 feet northerly from the extreme northerly end of the
111 curve formed by the intersection of the said westerly side of
Block Haywaters Road with the northerly side of Carrington Road, said
6 point also being where the division line between lot 364 and Lot
365 on the aforementioned map intersects the westerly side of
Haywaters Road;
Lot running thence along said division line south 87 degrees 59
19 minutes west, 274 . 75 feet;
thence north 5 degrees 49 minutes west, 100 .21 feet to the
division line between lot 365 and lot 366 .
thence along said division line north 87 degrees 59 minutes
east, 281 . 40 feet to the westerly side of Haywaters Road;
thence south 2 degrees 01 minutes east along the said westerly
side of Haywaters Road, 100 . 00 feet to the point or place of
beginning.
Premises known as 2550 Haywaters Road, Cutchogue, New York.
Being and intended to be the same premises as those
described in deed in Liber 11703 page 791 .
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The n^ord "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
