WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by the
party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns

ALL that certain plot,piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being
in the Town of Southold, County of Suffolk and Stap of New York, known and designated as Lot Number 10 on a certain
map entitled, "Map of Fairway Farms" and filed in the Office of the Clerk of the County of Suffolk on February 15, 1974,
as Map No. 6066, said lot being bounded and described as follows:
BEGINNING at a point on the westerly side of Fairway Drive, where same is intersected by the division line of lot I I and
lot 10 on the above mentioned Map;
THENCE along said division line, North 89 degrees 12 minutes 10 seconds West 225.59 feet to the North Fork Country
Club;
THENCE along said land, North 0 degrees 47 minutes 50 seconds East 180.00 feet to land now or formerly of Peggy Pfeil;
THENCE South 88 degrees 59 minutes 20 seconds East 204.17 feet;
THENCE South 41 degrees 25 minutes 15 seconds East 122.78 feet to the northerly side of Fairway Drive;
THENCE North 88 degrees 38 minutes 20 seconds West 61.09 feet to the westerly side of Fairway Drive;
THENCE along the westerly side of Fairway Drive, South 0 degrees 47 minutes 50 seconds West 88.91 feet to the point
or place of BEGINNING.
BEING AND INTENDED TO BE the same premises described in the deed of the parties of the first part herein by deed

109.00 TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the
cost of improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
