TOGETHER with an easement OF right of way over Island View Jane for access to and from Bayshore Road and to Pcconic Bay. TOGETHER with a right of way being a triangu~rc~l., of land now used as a driveway and described as follows: BEGINNING at the northeasterly comer of the premises hereinabove described and running ens~ly along Island View Lane, 10 feet; RUNNING THENCE southwesterly 46 feet, more or less, to the easterly line of the premises; RUNNING THENCE northerly along said easterly linc, 45 feet to the point of BEGINNING. BEING AND INTENDED TO BE lhe same pr~nises conveyed m the party of the first part by deed from G. David Young, as the duly appointed Guardian of the person and property of Esther Y. TOGETHER with all fight, title and interest, if any, of the party of the first pat in and to any streets and roads abutting thc above described premises to the center lines thereof; TOGETHER with the appurtenances and all the astute and rights of the party of the first part in and to said premise~; TO HAVE AND TO HOLD the premises herein granted unto the party ofthe second part, thc heirs or successors and assigns ofthe party of the second piti forever. AND the party of the first part covenants that the party ortho first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party ofthe first pan, in compliance with Section 13 of the Lien Law, covenants that the party of' the first part will receive the consideration for this conveyance ~nd will hold the right to ~ceive such consideration as a trust fund to be applied first for tho purpose of payin8 the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part oftbe total of thc same for any .other purpose.
