by the party of the second part, does hereby grant and release unto
the party of the second part, the heirs or successors and assigns
of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings
and improvements thereon erected, situate, lying and being 'in
Laurel, Town of Southhold, County of Suffolk, State of New York,
bounded and described as follows :
BEGINNING at a point on the southerly sido of Peconic Bay Boulevard
at the centre of a certain monumant marking the northeasterly
corner of said parcel where the same is intersected with the
northwesterly corner of land formerly of Fred Aldrich (now of
Regel) ; thence running along the westerly line of said land of
Regel, South 19 degrees 01 ' 40" East Five Hundred eighty-three and
forty-one one-hundredths (583 . 41) feet; thence running south 29
degrees 19 ' 10" West Fifty-eight and three one-hundredths (58 . 03)
feet; thence running in a northerly directidn along the easterly
line of land of Chester E. Smith, North 19 degrees 01 ' 40" West
Five hundred eighty one and thirty-five one hundredths (581 . 35)
feet to a monument on the southerly side of Peconic Bay Boulevard
marking the northwesterly corner; thence along the southerly side
of Peconic Bay Boulevard, North 26 degrees 33 ' 10" East Fifty-eight
and forty one-hundredths (58 .40) feet to the point or place of
beginning.
TOGETHER with all the right, title and interest of the party of the
first part in and to Peconic Bay Boulevard lying in front of said
premises, to the centre line thereof .
TOGETHER with all right, title and interest of the party of the
first part, in and to the waters and lands under the water of
Peconic Bay South of the premises .
Being the same premises conveyed to Susan Souder, Barbara Zambelli,
Deborah Gunther, Coulby Gunther, Jr. , Keith Guile and Lynda Dunn by
Helen Guile and Jane Gunther as executors of the estate of Ann E.
Davis by deed dated the 22nd day of May, 1989 and recorded in Liber
10900, page 104 . The party of the first part, - subsequent to said
conveyance, entered into an unrecorded owners ' agreement dated the
30th day of June, 1989 . Being the same premises conveyed by deed
dated May 14, 1991 and recorded in Liber 11333, page 077 wherein
Keith Guile conveyed his 258 interest in the premises to Susan
Souder. Being the same premises conveyed by deed dated November 1,
1995 and recorded in Liber 11754, page 378 wherein Coulby Gunther,
Jr. conveyed 12'h8 interest in the premises to Barbara Zambelli,
Lynda Dunn and Deborah Gunther.
