WITNESSETH, that the party of the first part, in consideration of
dollars
paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being#Dft at or near Mattituck Inlet, North of Mattituck, in the Town of
Southold, County of Suffolk and State of New York, and more particularly bounded
and described as follows:
BEGINNING at a concrete monument set on the Southerly line or side of Naugles
Drive, at the Northeasterly corner of the lands now or formerly of George E.
Raynor and Edith Louise Rayner, his wife;
/ RUNNING THENCE in a general Easterly direction along said Southerly line or side
of Naugles Drive, North 71 degrees 19 minutes 50 seconds East, a distance of 100
feet to a concrete monument and lands formerly of Stanley 1. Naugles, later of
Davidson;
THENCE along lands last mentioned, South 18 degrees 40 minutes 10 seconds East,
200 feet to a concrete monument; and
CONTINUING THENCE South 18 degrees 40 minutes 10 seconds East, 120.57 feet to
the center line of a 20 foot right of way hereinafter described;
THENCE along said center line, South 74 degrees 53 minutes 10 seconds West,
100.19 feet to lands conveyed by Stanley I. Naugles to Louise C. Monro;
THENCE along said lands now or formerly of Louise C. Monro, North 18 degrees
40 minutes C10 seconds West 114.36 feet to a concrete monument;
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read "parties"whenever the sense of this indenture so requires.

THENCE CONTINUING on the same course North 18 degrees 40 minutes 10 seconds
West, 100 feet to a concrete monument set at the Southeasterly corner of the
lands now or formerly of the said George E. Raynor and Edith Louise Raynor,
his wife; and
THENCE CONTINUING on the same course and running along the easterly line of
lands last mentioned, 100 feet to the point or place of BEGINNING.
TOGETHER with a right of way over a strip of land 20 feet in width, the
center line of which begins at the Southeasterly corner of the premises and
runs North 74 degrees 53 minutes 10 seconds East, 202.51 feet to the Westerly
line of Naugles Drive;
/ ALSO with a right of way over a strip of land 10 feet in width adjoining the
Southerly boundary of the premises, the Northerly line of which is the
Southerly boundary line of the premises and the Southerly line of which is
parallel with and 10 feet Southerly from said Northerly line, measured at
right angles thereto.
