WITNESSETH, that the party of the first part, in consideration often Dollars nnd other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party
of the second pa~, the heirs or suceasaors and assigns of the paw/of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, at Greenport. County of Suffolk and
State of New York, being known and designated as Lot No. 27 on a ~.rtain map entitled,
'Map of Southold Shores," filed in the Offk'e of the Clerk of the County of Suffolk on 8/29/63
as Map No. 3853, said lot being bounded and described as follows:
BEGINNING at a point on the northeasm'ly side of Albacore Drive, said point being distant
251.88 feet southezzterly from the corner formed by the intersection of the southerly side of
Main Rend nmi the northeasterly side of Albacore Drive; '
RUNNING THENCE from said point of beginning, along the division line between Lots 26
and 27 on aforementioned map, North 38 degrees 59 minutes 50 seconds East, 179.51 feet;
RUNNING THENCE South 63 degrees 52 minutes 30 seconds East, 100.00 feet to the
division line between Lots 27 and 28 on aforementioned map;
RUNNING THENCE along said division line, South 31 degrees 01 minute 10 seconds West.
175.64 feet to the northeasterly side of Albanore Drive;
RUNNING THENCE along the northeasterly side of Albacore Drive, North 63 degrees 52
minutes 30 seconds West, 125.00 feet to the point or place of BEGINNING.
· BEING AND INTENDED TO BE the same premism conveyed to the party of th~ first part by
deed from Harold Reese and Gay Reese, d.t~! 5/15/03, and recorded 5/30/03, in the Office of
the Suffolk County Clerk in Liber 12253, Page 714.
TOGETHER with all right, title and inter,t, if any, of the ~ of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estste and rights of the party of the first part in and to said
premisesl TO HAVE AND TO HOLD the p~misea herein granted unto the IX~ty of the second
part, the heirs or successors and assigns of the party o£the seennd pa~ forever.
AND the pa~y of the first pa~ covennnts that the pa~ty of the first par~ has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND thc party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a m~t fund to be applied first for the purpose ofpaying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other puq)ose.
The word "party" shall be constn~nd a~ if it read "parties" whenever the sense ofthis indenture so
requires.
