THIS INDENTURE, made thef ay of October nineteen hundred and ninety-eight

WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever,

more particularly bounded and described as follows:
BEGINNING at a point on the east side of Grand Avenue, which said point forms the northwest corner
of lands owned by the Town of Southold and the noithwesl corner of lands constituting a roadbed
formerly owned by the Town of Southold, and from said point or place of beginning
RUNNING THENCE in a northerly direction along the east side of Grand Avenue North 11°17' 20"West
245.98 feet to the southwest corner of a right of way;
RUNNING THENCE in a northeasterly direction along the south side of said right of way North 57°42' 10"
East 101.29 feet to a point marked by a 6" post;
RUNNING THENCE in a southeasterly direction from said 6"post toward Long Creek South 44°47' 10"
East 154.21 feet to the ordinary high water mark of Long Creek;
RUNNING THENCE along the mean high water mark of Long Creek the following five (5) courses and
distances:
1. South 120 19' 00"West 81.03 feet;
2. South 140 53' 44"West 56.42 feet;
3. South 050 18' 21" West 61.93 feet;
4. South 12° 23' 21" West 52.54 feet;
5. South 33"07' 40" West 75.68 feet;
RUNNING THENCE in a northwesterly direction along the east side of the land of the Town of Southold
North 20° 45' 20" East 125 feet to a point and land formerly of the Town of Southold;
RUNNING THENCE along the south side of land formerly of the Town of Southold and the north side of
land of the Town of Southold North 58"00'20"West 13.74 feet to the east side of Grand Avenue and the
TAX MAP point or place of BEGINNING.
DESIGNATION BEING and intended to be the same parcel acquired by Will from Mary Anna Smith, as Executrix of the
Dist. 1000 Last Will and Testament of Mary Edelmann, deceased 4/30/75 of Suffolk County File #996 P 1975.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part,the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
