Moonachie, New Jersey, 07074, as to an undivided fifty (50%) percent interest

successors and asszgns of the party of the second part forever,
ALL that eertain plot, pieee or pared of land, with the buildings and improvements thereon erected,
situate, b'ing and being at Southold, in the Town of Southold, County of Suffolk nnd State of New York,
bounded and described as follows:
BEGINNING nt a point on the westerly side of Town Harbor Lane distant 256.21 feet northerly from the
comer formed by the intersection of the westerly side of Town Harbor Lane with the noflherly side of
L'Hommedieu Lane;
RUNNING THENCE South 65 degrees 23 minutes 20 seconds West along land n~w or formerly of
Scrivanich (formerly of Miller), 190.67 feet;
THENCE North 22 degrees 21 minutes 20 seconds West aiung land now or formerly of Schelin, 123.91 feet;
THENCE North 63 degrees 13 minutes 10 seeonds East along land now or formerly of Fischer, 170.13 feet
, side of Town Harbor Lane; and
South 31 degrees 31 minutes i0 seconds East along tho westerly side of Town Harbor Lane,
31.22 feet to the point or place of BE(}INNINO.
INTENDED TO BE the same premisns conveyed to Nicolo Mattessich and Domenica
Mattessich, husband and wife, both deceased, by deed dpt~ August 13, 1970 recorded in the Office of the
'lerk of the County of Suffolk in Liber 6802 page 152.
TOGETHER with all right, title and in .t~. if any, of the pasty of the fu'st pan in and to any streets and
roads abutting thc above dew. xihed pretmses to the center lines thereof; TOGETHER with the .
appurtenances, and also all the estate which the said decedent had at the tirse of the decedent's death in smd
premises, and also the estate therein, which thc pan~ of the first Fan has or bas power to convey or dispose
of, whether individual, or otherwise; .
TO HAVE AND TO HOLD the premises herein granted unto the party of the second pa-t, the heirs or
successors and assigns oftha party of the second part forever.
AND the party of the first pan covenants that the party of the lust part hes not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except es aforesaid.
AND THE party ofthe first pan, in compliance with Section 13 oftha Lien Law, covenants that thc party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the ~ of paying the cost of thc improvement, and
will apply the same first to thc payment of the cost oftha improvement before using any part of the total of
the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
