BEGINNING at a point on the south side of Middle Road (CR-27), which point is
15 feet East of land of Donahue, when measured at right angles thereto; Running
thence South 41 degrees 48 minutes 40 seconds West along the southwesterly side
of land heretofore conveyed by Marguerite R. Conway and Hel~en Conway to Pudge
Corp., 307.35 feet to other land of Marguerite R. Conway and George T. Conway;
Running thence in a southwesterly direction along said other land of Marguerite
R. Conway and George T. Conway South 54 degrees 25 minutes 40 seconds West 15
feet, or more, to said land of Donahue; Running Thence in a northwesterly
direction along the easterly side of said land of Donahue, 307.35 feet, or more,
to the south side of Middle Road (CR-27); Running thence in an easterly
direction along said south side of Middle Road (CR-27), North 55 degrees 41
minutes 50 seconds East 15 feet, or more to the point or place of beginning said
premises being a strip of land 15 feet in width (when measured at right angles
to the respective sides)and extending from the south side of Middle Road
southerly to other land of the aforesaid Marguerite R. Conway and George T.
Conway.

December 1, 1981, recorded December 4, 1981 in Liber 9110 page 420 in the office of the Clerk of
the County of Suffolk.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and roads abutting the
above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and fights of the
party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been incumbared in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the fa-st part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be constraed as if it read "parties" whenever the sense of this indenture so requires.
