WITNESSETH, that the party of the first part, in consideration of
Dollars,
lawful money of the United States, paid
by the party of the second part, does hereby grant and release unto the party of the second
~art, the heirs or successors and assigns of the party of the second part forever,
All those certain plot, piece or parcel of land, with the buildings and improvements ~hereon
erected, situate, lying and being at Arshamomoque, Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a monument on the southwesterly line of a certain right of way leading
southeasterly from the Main Road at the northwesterly corner of land conveyed by Chades S.
Sage and Vera Y. Sage to John Higgins, and from said point of beginning.
RUNNING THENCE along said land of Higgins and passing through an iron pipe South 28
degrees 40 minutes 30 seconds West, 138.00 feet to the shore of the basin;
THENCE through the waters of said basin, North 63 degrees 15 minutes 10 seconds West,
190.94 feet to said shore of said basin;
THENCE along land conveyed by'Charles S. Sage and Vera Y. Sage to Christensen and
passing through an iron pipe, North 24 degrees 48 minutes 50 seconds East, 133.0 feet to a
monument on said southwesterly line of said right of way;
THENCE along said southwesterly line two courses, es follows;
1) South 65degrees 11 minutes 10 seconds East 100.00 feet to an iron pipe;
2) Thence South 64 degrees 11 minutes 10 seconds East, 100.13 feet to the POint of
BEGINNING.
Said Premises being known as 1280 Sage Boulevard, Southold, New York 11971.
The above described premises are improved with a one family dwelling only.
Together with a right of way over said right of way from the northeasterly corner of the
prermises northwesterly about 1440 feet to the main road.
Together with, in common with others, the right of ingress and egress to and from Peconic
Bay over the waters of the basin adjoining premises, including the same rights and privileges
grantors have as to entrance to basin through land of Fred Young.
Together with the right to erect a wharf 50 feet in length into said basin from premises, but
said wharf shall be located at least 25 feet in from either side line of premises.
Grantees shall have the privilege of dredging out the basin adjoining their premises and
mooring a boat at any bulkhead on premises.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the aboye described premises to~e center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part
in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been incumbered in any way whatever,'
except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the part of the first part will receiveWthe consideration for this conveyance and will hold
the right to receive such consideration as a trust fund to be applied first for the purpose of
paying the cost of the improvement and will apply the same first to the payment of the cost
of the improvement before using any part of the total of the same for any other purpose.
The word "party" shalt be construed as if it read "parties" whenever the sense of this
indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and
year first above written.
