Party of the first part, and
SCOTT J. BALDWIN and LYNNE M. BALDWIN, his wife, both residing at 3040 Skunk Lane
Cutchogue, New York 11935
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the part of the
second part, the heirs or successors and assigns of the party of the second part forever.
ALL, that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Southold in the Town of Southold, County of Suffolk and State of New York,
more particularly bounded and described as follows:
BEGINNING at a concrete monument set on the easterly side of Hortons Lane and the southwesterly
corner of land now or formerly of John Carnews; RUNNING THENCE North 70 degrees 01; 40" East,
along said land of Charnews, 357.30 feet to land now or formerly of Anthony and Debra Abruzzo;
THENCE along said land of Abruzzo, the following two (2) courses and distances; 1) South 13 degrees
46; 30" East, 125.73 feet; 2) South 70 degrees 13' 01" West, 293.35 feet to land now or formerly of Jane
Welz; THENCE along said land of Welz, the following two (2) courses and distances: 1) North 10
degrees 33' West, 64.11 feet; 2) South 79 degrees 27' West, 70.00 feet to the easterly side of Hortons
Lane; THENCE North 10 degrees 33' West, along the easterly side of Hortons Lane, 50.00 feet to the
point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated 6/28/01and recorded 12/20/99 and recorded 1/7/00 in Liber 12012 cp 191.
The above conveyance was made with the unanimous consent in writing of all the shareholders of the
party of the first part.
The above conveyance is made in the regular course of business of the party of the first part.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof: TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises; TO
HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total
of the same for any other purpose.
The word "party" shall be construed as if it to read "parties" whenever the sense of this indenture so
requires.
