THIS INDENTURE, made the ~.7' day of April, in the year Two Thousand Three

party of the first pan, and

JANINE L. COCHRAN, residing at 299 Chandler Street, Apt. E, Cape Canaveral, Florida;
ROBERT C. COCHRAN, residing at (No~) Garden Court, Southold, New York; and
DARCY C. COCHRAN, residing at 10 Wildwood Gardens//Gl, Port Washington, New York

WITNESSETH, that the party oftbe first part, in consideration often Dollars and other valuable
consideration paid by the party of the second pan, does hereby grant and release unto the party
ofthe second part, the heirs or successors and assigns ofthe party of the second pan forever,
ALL THAT CERTAIN plot, piece or parcel of land, with the buildings thereon erected,
situate, lying and being at Southold, in the Town of Southoid, County of Suffolk and State of
New York, bounded and described as follows:-

RUNNING THENCE along the easterly line of goisseau Avenue, North 16 degrees 41
minutes West a distance of 100 feet to a point marked by a concrete monument and land of

RUNNING THENCE along the southerly line of said land of Rcgan, North 70 degrees 31
minutes 40 seconds East a distance of 238 feet to a point marked by a concrete monument and
land of Komskis:
RUNNING THENCE along the westerly line of said land of Komskis, South 01 degree 00
minutes 03 scconds West n distance of 105 feet more or less to a point (which point is marked
by a pipe and is North 70 degrees 31 minutes 40 seconds East a distance of 210 feet, mote or
less, from the point of beginning);
RUNNING THENCE South 70 degrees 31 minutes 40 seconds West a distance of 210 feet

BEING AND INTENDED TO BI~ the same premises conveyed to the party of the first part by
deed from Carlisle Cochrat~ ~ Edith T. Cochran, his wife, dated September 27, 1951, and

RESERVING, HOWEVER. a legal life estate in thc above-described premises with thc
buildings and improvements thereon erected, in and to the party of the first part.
THE PARTY OF THE FIRST PART HEREBY RESERVES A SPECIAL POWER OF
APPOINTMENT, exercisable as often as they may choose, to change their remainderman as
TO or among any one or more members of a class consisting of the party of the first part's
descendants, in any degree, whether presently living or bom hereafter, in such proportions and
amounts, without regard to equality, outright or in trust, as the party of the first part may
direct and appoint during their lifetime by a properly written and acknowledged instrument,
and recorded prior to death, making specific reference to this power of appointment. The
party of the first pan may not appoim themselves, their estates, their creditors or the creditors
of their estate, under any circumstances.
TOGETHER with all righL title and interest, if any, of the party of the first part in and to any
s~'ects and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estat~ and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or suecessors and assigns of the party of/he second part forever.
AND the par~ of the first pad covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part~ in compliance with Section 13 ofthe Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a h'nst fund to be applied lust for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total ofthe same for any other purpose.
The word "parly" shall bo construed as ifil rend "parties" whenever the sense of this indenture so
requires°
