Otto Van Tuyl, Engineer and Surveyor, Greenport, New York, filed in the Office of
the Clerk of the County of Suffolk 4/28/30 as Map Number 763, and said map
supercedes subdivision made May 9,1923 and filed in the Suffolk County Clerk s
Office as File Number 640; said plot being more particularly bounded and described
as follows:
BEGINNING at a point on the easterly side of West Cove Road (Northwest Loop) where
the same is intersected by the dividing lines of lots 19 and 20 as same are shown
on the aforementioned filed map;
RUNNING THENCE northerly along the easterly side of West Cove Road (Northwest Loop)
along an undefined curve (having a tie line of North 2 degrees 00 minutes 20 seconds
East) a distance of 111.00 feet to the southerly line of Lot 18 as shown on the
aforementioned map;
THENCE South 79 degrees 43 minutes 40 seconds East 220.5(,Ofeet;
THENCE South 17 degrees 52 minutes 10 seconds West 100 feet;
THENCE North 82 degrees ! ,minutes 10 seconds West 191.0?feet to the easterly side

TOGETHER with all right, title and interest of, in and to any streets and roads

BEING AND INTENDED to be the same premises conveyed to the party of the firstpart
by deed dated April 15, 1964 and recorded in the Office of the Clerk of Suffolk
County on May 11, 1964 in Liber 5540 at page 493.
PREMISES MORE COMMONLY KNOWN as 775 W. Cove Road, Cutchogue, N.Y.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
