THIS INDENTURE, made the A11^ day of March, 1998 BETWEEN
JEROME H. PARMET and LOIS K. PARMET, husband and wife, both residing at 945
Broadwaters Road, Cutchogue, New York, 11935
party of the first part,
CAROLINE J. RILEY, residing at 1175 York Avenue, Apt. 2C, New York, New York, 10021
party of the second part,
WITNESSETH, that the party of the first part, in consideration of TEN ($10.00) dollars,
lawful money of the United States paid by the party of the second part, does hereby grant and release unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the.
SEE SCHEDULE `A' ANNEXED HERETO
TOGETHER with all right, title and interest, if any, of the party of the gjrst part in and to any streets and
roads abutting the above described premises to the center lines thereof.
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said
premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.

SCHEDULE -A"
ALL THAT certain plot, piece, or parcel of land, situate, lying and being at Nassau Point or Little Hog Neck
in the Town of Southold, County of Suffolk and State of New York, and known and designated as Lot Nos.
295 and 296 on a map entitled, "Amended Map A of Nassau Point owned by Nassau Point Club Properties,
Inc.", and filed in the Office of the Clerk of the County of Suffolk on 8/16/22 as Map No. 156, said lots
when taken together are more particularly bounded and described as follows:
BEGINNING at a point on the southerly side of Broadwaters Road, where same is intersected by the
division line between Lots 294 and 295 on said map;
RUNNING THENCE along the southerly side of Broadwaters Road, the following four (4) courses and
distances:
1. North 53 degrees 51 minutes 00 seconds East, 97.10 feet;
2. Easterly on a tie line course bearing North 73 degrees 20 minutes 00 seconds East 87.81 feet;
3. Easterly on a tie line course bearing South 52 degrees 14 minutes 40 seconds East, 89.09 feet;
4. South 41 degrees 03 minutes 30 seconds East, 100.00 feet to the extreme northerly end of the curve
connecting the southerly side of Broadwaters Road with the westerly side of Wunneweta Road;
RUNNING THENCE southerly along said curve on a tie line course bearing South 00 degrees 52 minutes
00 seconds West, 90.21 feet;
RUNNING THENCE along the westerly side of Wunneweta Road,,South 22 degrees 58 minutes 10
seconds West, 80.00 feet to the division line between Lots 294 and 295 on said map;
RUNNING THENCE along said division line, North 51 degrees 32 minutes 20 seconds West, 339.82 feet to
the southerly side of Broadwaters Road, the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the parties of the first part by deed dated
March 2, 1981 recorded in the Office of the Suffolk County Clerk on May 13, 1981 in Liber 9001 at page
396.
