ALL that certain plot, piece or parcel of land, situate, lying and being at
Fleets Neck, Cutchogue, Town of Southold, County of Suffolk and State of New
York, known and designated as and by Lot Nos. 36 and 37 on a certain map en-
titled "Map of Property of Ravatone Realty Corporation, Cutchogue, Suffolk
County, Long Island, New York, Section No. 1, Daniel R. Young, P.E. and
L.S. , Riverhead, New York, dated 11/12/30" and filed in the Office of the
Suffolk County Clerk on 12/2/30 as Map No. 539, bounded and described as
follows:
BEGINNING at a point on the easterly side of Fleet's Neck Road, where the
same is intersected by the division line between Lot Nos. 37 and 38 on said
map;
RUNNING THENCE along said division line, North 57 degrees 42 minutes 00 sec-
onds East, 175 feet;
THENCE South 32 degrees 181minutes 00 seconds East along Lot Nos. 28 and 29
on said map, 100 feet;
THENCE South 57 degrees 42 mnutes 00 seconds West along Lot No. 35 on said
map, 175 feet to the easterly side of Fleet's Neck Road;
THENCE North 32 degrees 18 minutes 00 seconds West along the easterly side
of Fleet's Neck Road, 100 feet to the point or place of BEGINNING.
TOGETHER WITH a free and unobstructed right of way over and upon Fleetwood
Road and East Road to pass and repass on foot, with animals or vehicles, to
the beach at East Creek, together with the privilege of using for bathing
purposes, that part of the beach at East Creek which lies easterly of a
point marked by a cedar bush growing on said beach.
Said right of way and the right to the use of the beach to be used by the
parties of the second part, their heirs, legal representatives and assigns,
in common with owners of other lots on said map.

TOGETHER WITH the right to the use of the following described strip, to be
used in common with others as a right of way to Eugene Creek:
BEGINNING at a point distant 449.83 feet' easterly, when measured along the
northerly line of Fleetwood Road, from the intersection of the easterly
side of Pequash Avenue with the northerly line of Fleetwood Road and from
said point of beginning;
RUNNING THENCE in a straight line and at right angles to the northerly line
of Fleetwood Road to the mean high water mark line of Eugene Creek;
THENCE in a general easterly direction and along the mean high water mark
line of Eugene Creek, a distance which would be equivalent to a distance
when measured at right angles to the first course herein, 13 feet 6 inches;
THENCE in a general southerly direction and parallel with' the first course
herein to the northerly line of Fleetwood Road;
THENCE westerly along the Northerly line of Fleetwood Road, a distance of
13 feet 6 inches to the point or place of BEGINNING.
