ALL that certain plot, piece or parcel of land, situate, lying and being at
Mattituck, Town of Southold, County of Suffolk and State of New York,
bounded and described as follows:
BEGINNING at a point formed by the intersection of the easterly line of
Grand Avenue with the southerly line of a "Private Road" , as designated and
shown on "Map of Building Sites of John Muttitt" filed in the Office of the
Clerk of Suffolk County on December 5, 1914 as Map No. 665, and
RUNNING THENCE from said point of beginning, North 12 degrees 45 minutes 00
seconds West, along the easterly line of Grand Avenue 33.90 feet;
THENCE generally northeasterly along the land of Johannes R. Hansen and of
Amelia Anrig, the following courses and distances:
(1) North 58 degrees 02 minutes 20 seconds East, 60.00 feet;
