party of the first part,and ROBERT SNOW and ROSE SNOW, Joint Tenants With Right of

WITNESSETH,that the party of the first part,in consideration of Ten ($10.00)
dollars,
lawful money of the United States, paid
by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the
See "Schedule A" attached hereto and made a part hereof.
Being the same premises conveyed to the party of the first part by deed dated
Novenber 6, 1997 frau Stuart D. Wechsler and recorded in the Office of the
Clerk of Suffolk County on December 17, 1997 in Libor 11868 cp 322.
Said premises being known and designated as and by the street address 700 Jackson-
Landing,
acksonLanding, Mattituck, New York 11592.
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and roads abutting the
above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors am
assigns of the party of the second part forever.
SUBJECT to a mortgage made by Erica S . Arbron to First Union
Mortgage Corporation dated November 6 , 1997 in the principal
amount of $210 ,000 and recorded in the Office of the Clerk of
Suffolk County on December 17, 1997 in Liber 19278 mp 394 .
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be
applied first for the purpose of paying the costs of the improvement and will apply the same fi rst to the payment of the cost
of the improvement before using any part of the total of the same for any other purpose.
AND the party of the first part covenants as follows:
FIRST. That said parry of the first part is seized of the said premises in fee simple,and has good right to convey the
same;
SECOND. That the party of the second part shall quietly enjoy the said premises;
THIRD. That the said premises are free from incumbrances,except as aforesaid;
FOURTH. That the party of the first part will execute or procure any further necessary assurance of the title to said
premises;
FIFTH. That said party of the first part will forever warrant the title to said premises.
The word"party"shall be construed as if it read"parties"wheneverthe sense of this indenture so requires.
