ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being joe to Town of Southold, County of Suffolk and State of New York,
bounded and described as follows:
BEGINNING at a point in the center line of a certain 20 foot right of way 215 feet
easterly along said line from the easterly line of Harbor Lane, said point being
the northeasterly corner of land of George A. Brown and running thence easterly
along the center line of said right of way about 146 feet to land of Walsh;
thence southerly along said land of Walsh 69. 12 feet to land now or formerly
of Jacob Bowers; thence westerly along said land now or formerly of Jacob Bowers
about 146 feet to the land of George A. brown, thence northerly along said land
of George A. brown 69.6 feet to the point or place of BEGINNING.
TOGETHER with a right of way over said 20 foot right of way, the center line of
which is the northerly line of the premises herein described and the extension
thereof westerly to said Harbor Lane and the extension thereof easterly to
Eugene's Creek.
SAID PREMISES known as Sec. 136, Blk. 1, Lot 4 on the Southold Town Map
SAID PREMISES intended to be the same premises conveyed to Grantors herein
by deed dated April 10, 1998 and recorded in the officeof the Clerk of
Suffolk County on June 16, 1998 in Liber 11899 page
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consld-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the paynient.0+the cost of the improvement before using any part of the total of the same for
„_apy other purpose.
