WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other good

paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being aa8ha at Mattituck, Town of Southold, Suffolk County, New York, bounded
and described as follows:
BEGINNING at a point on the southerly side of Old Main Road, distant 100.00 feet
easterly from the corner formed by the intersection of the southerly side of Old
Main Road and the easterly side of Bray Avenue, said point or place of beginning
also being at the division line between the within described premises and land
now or formerly of Marty Tekien and Annette Tekien where same intersects the
southerly side of Old Main Road;
RUNNING THENCE along the southerly side of the Old Main Road, North 71° 14' 50"
East 60.47 feet to land now or formerly of The Nature Conservancy;
RUNNING THENCE along the last mentioned land South 21° 32' 30" East 177.66 feet
to land now or formerly of Jack Gamble and Marian J. Gamble;
RUNNING THENCE along the last mentioned land South 69° 13' 10" West 62.80 feet
to land now or formerly of Marty Tekien and Annette Tekien;
RUNNING THENCE along the last mentioned land North 20° 46' 50" West 179.78 feet
to the southerly side of Old Main Road and the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first
part by deed dated August 19, 1992 and recorded in the Office of the Clerk of
Suffolk County on August 25, 1992 in liber 11526 of deeds at page 343.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the pay ent of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party"shall be construed as if it read "parties"whenever the sense of this indenture so requires.
