party of the first part, and
LOIS T. ANDERSON PERSONAL RESIDENCE TRUST dated October,.~J2008, having an address at
2515 Calves Neck Road, Southold, New York 11971,
party of the second part:
WITNESSETH, that the party of the first part, in consideration of one dollar and other good and
valuable consideration, lawful money of the United States, paid by the party of the second part, does
hereby grant and release unto the party of the second part, and assigns forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, County of Suffolk and State of New York,
bounded and described as follows:
BEGINNING at a point on the southerly side of Calves Neck Road, distant 1041.95 feet
southerly and easterly when measured along the westerly and southerly side of Calves Neck Road from
the corner formed by the intersection of the westerly side of Calves Neck Road with the southerly side of
West Hill Road; said point of beginning being where the easterly line of land now or formerly of Hildreth
and the westerly line of the hereinafter described premises intersects said southerly side of Calves Neck
Road;
RUNNING THENCE South 88 degrees 00 minutes 00 seconds East along the southerly side of
Calves Neck Road, 135.00 feet;
RUNNING THENCE North 83 degrees 00 minutes East still along the southerly side of Calves
Neck Road 67.50 feet to the westerly line of land now or formerly of Kramer;
RUNNING THENCE South 24 degrees 49 minutes 50 seconds East along the westerly line of
land now or formerly of Kramer 213.62 feet; the Average high water line of Jockey Creek;
RUNNING THENCE South 72 degrees 02 minutes 20 seconds West 143.43 feet;
RUNNING THENCE North 87 degrees 30 minutes West 54.00 feet;

RUNNING THENCE North 81 degrees 07 minutes 30 seconds West 71.0 feet to the easterly line
of land now or formerly of Hildreth;
RUNNING THENCE North 7 degrees 59 minutes 50 seconds West along the easterly line of land
now or formerly of Hildreth 223.45 feet to the southerly side of Calves Neck Road the point or
place of BEGINNING.
Being and intended to be the same premises conveyed to Lois T. Anderson and Robert D.
Anderson, as tenants-in-common by deed dated April 27, 2006 and recorded on September 22, 2006 in
Liber D000012470 page 631. Said Robert D. Anderson died on April 7, 2008 and by his Will dated May
17, 2002 bequeathed his share of the above-described property to Lois T. Anderson.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any
streets and roads abutting the above-described premises to the center lines thereof,
TO }lAVE AND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total
of the same for any other purpose. The word "party" shall be construed as if it read "parties" or "grantors"
whenever the sense of this document so requires.

day and year first above written.
