ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being
in the Town of Southold, County of Suffolk and State of New York, being shown as Lot 14 on the "Map of Chardonnay
Woods at Southold" filed in the Office of the Clerk of Suffolk County on September 28, 1989, as Map No. 8822, being more
particularly bounded and described as follows
BEGINNING at a point on the northerly boundary of Burgundy Court where it is intersected by the division line between lot
14 on the South and Lot 15 on the Notth, said point of beginning being 393.71 feet along the said mentioned boundary of
Burgundy Court to the southwesterly terminus of the curve connecting the westerly boundary of Chablis Path with the
aforementioned boundary of Burgundy Court having a radius of 20.00 feet for an arc length of 31.43 feet.
THENCE from said point of beginning southerly, continuing along the last mentioned boundary of Burgundy Court, along
the arc ora curve to the lea having a radius if 50.00 feet for an arc length of 73.23 feet to a point on the division line between
lot 13 on the South and lot 14 on the North as shown on the aforementioned described map;
THENCE South 44 degrees 05 minutes 12 seconds West, radial to Burgundy Court along the last mentioned division line,
236.29 feet to a point on the division line between lot 14 on the East and South and he lands indicated as open space on the
West and North as shown on the aforementioned described map;
THENCE, northerly and easterly along the last mentioned division line the following two (2) courses and distances: il) North 00 degrees 50 minutes 30 seconds West 415.44 feet to a point;
(2) North 69 degrees 46 minutes 29 seconds East, 19.47 feet to a point on the division line between lot 14 on
the West and lot 15 on the East;
THENCE southerly along the last mentioned division line the following two (2) courses and distances: (I) South 34 degrees 56 minutes 00 seconds East, 188.98 feet to a point;
(2) South 52 degrees 00 minutes 1 I seconds East, radial 50.00 feet to the point of place of BEGINNING.
Being and intended to be the same premises conveyed to the parties of the second part by deed dated October 28, 1994, and
recorded in the Office of the Suffolk County Clerk on November 14, 1994 at liber 11702, page 229
This deed is intended to convey property as equitable distribution in accordance with a judgment of divorce.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and
rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the
party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it
read "parties" whenever the sense of this indenture so requires.
