WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the
Town of Southold, County of Suffolk and State of New York,bounded and described as
follows:
BEGINNING at a point on the northerly side of Main Road at the southwest corner of the premises herein
described adjoining land of Coleman on the west; from said point of beginning.
RUNNING thence North 18 degrees 52 minutes 30 seconds West 209.70 feet along said land of Coleman to a
post;
RUNNING thence again along land of Coleman South 71 degrees 07 minutes 30 seconds West 1.0 feet;
RUNNING thence along land now or formerly of Stewart Estate North 18 degrees 41 minutes 00 seconds
West 184.21 feet to land of Elmer Ruland;
THENCE along land of Elmer Roland North 69 degrees 30 minutes 40 seconds East 74.50 feet to a
monument and land of W.B. Roland,Jr.;
THENCE along said land of W.B. Roland, Jr. South 18 degrees 47 minutes 20 seconds East 396.29 feet to the
northerly side of Main Road,
RUNNING thence along the northerly side of Main Road the following two courses and distances; (1)South
73 degrees 16 minutes 40 seconds West 61.70 feet; (2)South 61 degrees 18 minutes 40 seconds West 12.0 feet to the
point of BEGiINNING.
BEING AND INTENDED TO BE the same premises as conveyed in a Deed recorded in the Office of the
Clerk of the County of Suffolk, State of New York, dated March 2, 1973 and recorded March 9, 1973, in Liber 7357,
Page 436.
TOGETHER. with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and
all the estate and rights of the parry of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
