TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and roads abutting the
above-described premises to the center lines thereof; TOGETHER with the appurtenances and ail the estate and rights of the
party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever.
AND the pm~:y of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
first for the pm'pose of paying the cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

PROPERTY DESCRIPTION
ALL that certain plot, piece or parcel of land, situate, lying and being at Arshamomaque, Town of
Southold, Suffolk. County, New York, Lot 26 as shown on a certain map entitled, "Revised Map of
Peconic Bay Estates" which said map was made by Otto W. Van Tuyl, Engineer and Surveyor, New
York, and is on file in the Office of the Clerk of the County of Suffolk, State of New York as Map No.
658 (Abstract No. 818). Said lot is also shown on amended map of Peconic Bay Estates filed May 19,
1933 as #1124, and being more particularly bounded and described according to survey dated 10/13/87
made by Peconic Surveyors and Engineers, PC as follows:
BEGINNING at a point on the northerly side of Bayshore Road, distant 452.70 feet easterly from
the comer formed by the intersection of the northerly side of Bayshore Road and the easterly side of
unnamed road and beginning point also being where the division line between Lot 26 and Lot 25
intersects the northerly side of Bayshore Road;
RUNNING THENCE North 45 degrees 47 minutes 20 seconds East 198.08 feet along the'
division line between Lot 26 and Lot 25 to the high water mark of Pipes Cove Shelter Island Sound as
shown on survey dated 10/13/87;
THENCE South 72 degrees 34 minutes 49 seconds East, 56.82 feet along said high water mark;
THENCE South 45 degrees 47 minutes 20 seconds West 225.09 feet along the division line
between Lot 26 and Lot 27 to the northerly side of Bayshore Road;
THENCE North 44 degrees 12 minutes 40 seconds West, 50 feet along the northerly side of
Bayshore Road to the point or place of BEGINNING.
