at Mattimck, Town of Southold, County of Suffolk and State of New York, known and described as Lot No. 36 on a certain
map entitled, "Mattimck Estates, Inc.", filed in the Office of the Clerk of the County of Suffolk on September 8, 1965 as
Map No. 4453, bounded and described as follows:
BEGINNING at a point on the southwesterly side of Cardinal Drive at the division line between Lots 36 and 37;
RUNNING THENCE South 42 degrees 56 minutes East, along the southwesterly side of Cardinal Drive, 215.00 feet to
a point;
THENCE South 47 degrees 04 minutes West, 129.06 feet to a point;
THENCE North 83 degrees 22 minutes 10 seconds West, 112.50 feet to a point;
THENCE North 06 degrees 37 minutes 50 seconds East, 200.00 feet to a point;
THENCE North 47 degrees 04 minutes East, 49.50 feet to the southwesterly side of Cardinal Drive, the point of place of
BEGINNING.
BEING AND INTENDED TO BE the same premises described in the deed of the parties of the first part herein by deed
from JOHN A. LIPSIO and JESSICA F. LIPSIO, dated 9/10/97, recorded in the Suffolk County Clerk's Office on
10/17/97, in Liber 11857, Page 676.

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the
cost of improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
