WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable con-
sideration paid by the party of the second part, does hereby grant and release unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
ALL that certainplot, piece or parcel of land, with the buildings and improvements thereon erected, situ-
ate, lying and being in the Hamlet of Mattituck, Town of Southold, Suffolk County,
New York, bounded and described as follows:
BEGINNING at a concrete monument set on the northerly line of Peconic Bay Boulevard
at the southwest corner of the premises herein described and adjoining land of Roth
on the west, said monument also being 300 feet north 30 degrees 07 minutes East
from a concrete monument marking the southwest corner of land now or formerly of
J. Blair Young and the souteast corner of land now or formerly of Cecil Young;
, from said point of beginning
I-DD RUNNING THENCE North 59 degrees 53 minutes west 200 feet along land now or
formerly of Roth to a concrete monument and land now or formerly of J. Blair Young;
RUNNING THENCE along said land now or formerly of J. Blair Young, North 30 degrees
07 minutes East 100 feet to a concrete monument and land now or formerly of
03 Buhsen and Short;
RUNNING THENCE along said land now or formerly of Buhsen and Short, South 59 degrees
/1' C 52 minutes east 200 feet to a concrete monument set in the northerly side of
ll J Peconic Bay Boulevard;
RUNNING THENCE along Peconic Bay Boulevard South 30 degrees 07 minutes west 100 feet
to the concrete monument and place of BEGINNING.
Said premises being commonly known as 4225 Peconic Bay Boulevard, Laurel, New York.
Saidpremises being and intended to be the same premises conveyed to JEREMIAH
SULLIVAN AND EVELYN SULLIVAN by deed dated February 2, 1983 recorded February 8, 1983
in Liber 4312 page 201.

TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets
and roads abutting the above-described premises to the center lines thereof; TOGETHER with the appur-
tenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND
TO HOLD the premises herein grouted unto the party of the second part, the heirs or successors and assigns
of the party of the second part forever.
AND the party of the first part Icovenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such con-
sideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the
same for any other purpose.
The word 'party"shall be construed as if it read "parties" whenever the sense of this indenture so requires.
