TRACEYKOKE residing at 301 East 38th Street, 14F, New York, New York 10016,

WITNESSETH, that the party of the first part, in consideration often dollars and other valuable considermion paid by He party of
the second part, does hereby grant and rolease unto the party of the second part, the heirs or successors and assigns of the party of

PARCEL I
ALL that cemain plot, p~e or parcel of land, with the buildings and improvements thereon erected, situa~, lying and being in the
Village and Town of Southold, County of Suffolk and State of New York, bounded and
described as follows:
BEGINNING at a concrete monument set 310 feet easterly from the point of
beginning of the fourth course of the northerly line of a certain 16.5 foot right of
way over land ~ow or formerly of L. Barron Hill and Adelaide H. Hill; and
RUNNING THENCE at right angles to said northerly line of said right of way
North 15 degrees 38 minutes 40 seconds East, 185.00 feet, more or less, to the
ordinary high water mark of Town Creek;
THENCE easterly along said ordinary high water mark of Town Creek to a point
125 feet easterly from the last described line, measured at right angles thereto;
THENCE parallel to the westerly line of the premises herein described
South 15 degrees 38 minutes 40 seconds West, 205 feet, more or less, to a concrete
monument set on said northerly line of said right of way;
THENCE along said northerly line of said right of way North 74 degrees 21
minutes 20 seconds West, 175 feet .to the point of beginning.

TOGETHER with all fight, title and interest, if any, of the party of the fncst part in and to any streets and roads abutting the above
described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the
first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party oftbe second part, the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part wilt receive
the consideration for this conveyance and will hold the fight to receive such consideration as a trust fund to be applied first for the
purpose of paying the cost of the improvement And will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose.
AND the party of the first part covenants as follows: that said party of the first part is seized of the said premises in fee simple, and
has good fight to convey the same; that the party of the second part shall quietly enjoy the said premises; that the said premises are
free from incumbrances, except as aforesaid; that the party of the first part will execute or procure any further necessary assurance
of the title to said premises; and that said party of the first part will forever warrant the title to said premises.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

ALL that tract or parcel of land situate in the Village and Town of Southold,
County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a concrete monument set on the northerly line of a certain 16.5
foot right of way over land now or formerly of L. Barton Hill and Adelaide H. Hill, at the
southwesterly comer of land conveyed by L. Barron Hill and Adelaide H. Hill to
Frederick C. K0ke and Jean M. Koke by deed dated May 14, 1949, and recorded in Liber
2952 of deeds at page 17; and
RUNNING THENCE along said northerly line of said right of way, North 74
degrees 21 minutes 20 seconds West, 50 feet to a concrete monument;
THENCE at right angles to said northerly line of said right of way and along land
conveyed or about to be conveyed by L. Barron Hill and Adelaide H. Hill to Alexander
W. Koke and wife, North 15 degrees 38 minutes 40 seconds East, 190 feet, mom or less,
to ordinary high water mark of Town Creek;
THENCE easterly along said ordinary high water mark of Town Creek to a point
50 feet easterly from the last described line, measured at right angles thereto;
THENCE along said land of land now or formerly of Frederick C. Koke and Jean
M. Koke and parallel to the westerly line of the premises herein described, South 15
degrees 38 minutes 40 seconds West, 185 feet, more or less, to the point of
BEGINNING.
TOGETHER with all right, title and interest of the parties of the first part in and
to Town Creek abutting the premises.
ALSO with a right of way over said 16.5 foot right of way from the southerly end
of Youngs Avenue to the southeasterly comer of the premises hereinabove described.
RESERVING, however, to the parties of the first part, their distributes and
assigns, the right and privilege to make reasonable changes and alterations in the course
and location of said right of way over an¢ upon other land of said parties of the first part,
it being understood and agreed, however, that the parties of the first part shall not be
responsible for the maintenance and upkeep of said right,of way beyond the extent that
said right of way abuts upon property lying between said right of way and the waters of
the bay or creek which they continue to own, each owner of property abutting therefrom
including the grantees herein to be chargeable with maintaining a suitable, safe and hard
surface for the ordinary purposes of travel in the bed thereof insofar as the same lies in
front of his or their property.
EXCEPTING and RESERVING to the parties of the first part, their distributes,
assigns, nominees or licensees, the right and privilege to enter upon the property herein
described and lay, construct, erect and maintain therein or thereon sewer pipes, water or
gas mains, telephone or electric light poles, wires or conduits, with all ordinary
appurtenances and fittings; provided, however, that sewers, pipes, mains, poles or
conduits shall be laid, constructed or erected only within five (5) feet of the right of way
line of the said property in each instance.
SUBJECT to covenants, restrictions, agreements and reservations as contained in
in Deed dated 5/14/49, recorded on 5/23/49 in Liber 2952 page 17.
SUBJECT, however, to the retention by the grantor herein of the right of the
exclusive use of the premises described herein for the duration of her life.
BEING AND INTENDED TO BE the same premises conveyed to the grantor
herein by Deed dated 5/14/49 made by L. Barton Hill and Adelaide H. Hill, his wife, to
Frederick C. Koke and Jean M. Koke, his wife, which deed was recorded in the Suffolk
County Clerk's Office on 5/23/49 in Liber 2952 page 17 and premises conveyed to the
grantor herein by Deed dated 5/27/50 made by L. Barron Hill and Adelaide H. Hill, his
wife, to Frederick C. Koke and Jean M. Koke, his wife, which deed was recorded in the
Suffolk County Clerk's Office on 6/13/50 in Liber 3088 page 49.
