party of the first part, and

WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, at Cutchogue, Suffolk County, New York, known
and designated as Lots 46, 47 and 48, on a certain map entitled, "Map of Section
Two, Property of M.S. Hand, situate at Cutchogue, Suffolk County, New York," and
made by Otto W. Van Tuyl from surveys completed March 23, 1939 and filed in the
Suffolk County Clerk's Office on May 13, 1939 as Map no. 1280; said lots when
taken together are more particularly bounded and described as follows:
BEGINNING at a point on the southwesterly side of Stillwater Avenue where same
is intersected by the division line between Lots 48 and 49 on said map;
RUNNING THENCE along the southwesterly side of Stillwater Avenue, South 59
degrees 32 minutes 00 seconds East, 155. 16 feet, to the division line between
Lots 46 and 45 on said map;
RUNNING THENCE along said division line, South 45 degrees 17 minutes 20 seconds
West, 184.11 feet;
RUNNING THENCE North 51 degrees 44 minutes 10 seconds West, 151.14 feet, to the
division line between Lots 48 and 49;
RUNNING THENCE along said division line, North 45 degrees 17 minutes 20 seconds
East, 162.90 feet, to the southwesterly side of Stillwater Avenue, at the point
or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first
part by deed dated August 23, 1993 in Liber 11642 page 134 in the Suffolk County
Clerk's Office.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party- of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the
TAX MAP Second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
ser. 136.00 whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
