by the intersection of the easterly side of Youngs Avenue with the northeasterly
side of Calves Neck Road;
RUNNING THENCE from said point or place of beginning North 31 degrees 03
minutes 40 seconds east 220.31 feet to Town Creek;
THENCE along Town Creek the following 2 courses and distances:
1. South 56 degrees 01 minutes I8 seconds east 64.94 feet;
2. South 28 degrees 38 minutes 35 seconds east 96.92 feet to land now or
formerly of Van Bourgandian;
THENCE along said last mentioned land South 38 degrees 36 minutes 10 seconds
west 192.27 feet to the northeasterly side of Calves Neck Road;
THENCE along the northeasterly side of Calves Neck Road North 47 degrees
08 minutes 10 seconds west 96.47 feet and still along the northeasterly
side of Calves Neck Road North 53 degrees 27 minutes 10 seconds west
29.01 feet to the point or place of BEGINNING.
The above described premises being and intended to be Lot 2 on "Subdivision
Map for Ethel Betz" filed in the Office of the Suffolk County Clerk on
6/5/92 as Map #9229.
TOGETHER with all right, title and interest, if arty, oi the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first par! in and to s. aid premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the he,rs or successors and assigns of the party of
the second part forever. '
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way .whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
pert will receive the consideration for this conveyanc~ and will' hold the right to receive such consideration as a
trust fund to be applied first for the purpose ofpsying the cost of the improvement and will apply the same first to
