WITNESSETH, that the party of the first part, by virtue of the power and authority given in and by said last
will and testament and in consideration of TEN AND 00/100THS ($10.00) dollars,
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the ptarty of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York, more particularly
bounded and described as follows:
BEGINNING at a point on the northerly side of Middle Road, (CR27) distant 768.34 feet, easterly from the
corner formed by the intersection of the northerly side of Middle Road with the easterly side of Alvah's Lane;
THENCE along land formerly of John Simchick Estates North 47 degrees 53 minutes 25 seconds West
600.00 feet to Lot #5, Oregon View Estates;
THENCE along Lot #5 Oregon View Estates North 45 degrees 32 minutes 05 seconds East 150.27 feet to
Lot #4 Oregon View Estates;
THENCE along Lot#4, 3, 2 and 1 of Oregon View Estates South 47 degrees 53 minutes 25 seconds East
600.00 feet to the north side of Middle Road;
THENCE along the northerly side of Middle Road 45 degrees 32 minutes 05 seconds West 150.27 feet to the
point or place of BEGINNING.

3cING AND INTENDED TO BE the same premises conveyed to Kenneth S. Miller and Lorraine Miller, as
Tenants in common, by deed dated December 9, 1987 which deed has been recorded in the Office of the Clerk
of the County of Suffolk on March 14, 1988 in Liber 10561 at page 136.
TOGETHER with all fight, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof, TOGETHER with the appurtenances,
and also all the estate which the said decedent had at the time of the decedent's death in said premises, and
also the estate therein, which the party of the first part has or has power to convey or dispose of, whether
individual, or otherwise;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of& first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the fight to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the
same for any other purpose.
The word "party" shall be construdd as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first
above written.
