and valuable consideration paid by the party of the second per~ does hereby grant and release unto the pa~/of the
second part. the heirs or successors and assigns of the party of the second part forever, her undivided one-half
interest in

TOGETHER with alt right, title and interest, If any, of the party of the first part in and to any streets and roads abutling
the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and
rights of the party of the first part in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors end
assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the dght to receive such Consideration as · trust fund
to he applied first for the purpose of paying the Cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose. The word 'party"
shall be construed as if it read 'pa~es' whenever the sense of this indenture so requires.

Northerly by land formerly of Gilbert H. Terry, now of Robert Malone;
Easterly by land formerly of Chades G. Corey, now 'Map of Subdivision known as
Kennewood", Hap No. 2180;
Southerly by land formerly of Conway, now of Hogan; and
Westerly by other land formerly of Grattan, now of Malone.
Containing by estimation 4.5 acres, more or I,m=
Being and intended to be the same premises conveyed to the party of the first part
as Parcel 1! on the deed dated 3anuary 8, 1983 and recorded In the office of the
Suffolk County Clerk on IVlay 6, 1983 in Uber 9355, page 5.
Together with a right of way 25 feet in width to Kenney's Road, for Ingress and
egress and utilities over Lot 4, Map of Subdivision of Kennewood, Map No. 2180,
owned by the parties of the first part and another, the location of said right of way
to be cletermlned by the owner of Lot 4 at the time the road is constructed.
Subject to a right of way 25 feet in width for Ingress and eg _re~__~ and utilities for the
benefit of property immediately adjacent to the West, now of Robert Malone and
Letifla Malone, being conveyed to Robert Malone, the Iocaldon of said right of way to
be determined by the party of the second part herein, to be connected to the right
of way over Lot 4 described above.
