ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying aBd being at Southold, Town of Southold, County of Suffulk and State of New York.
SEE SCHEDULE 'A' ATTACHED HERETO AND MADE A PART HEREOF
The grantor herein is the same person and the grantee in Deed dated 11/23/83 and recorded 3/4/87 in
Liber 10262 cp 181.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the cerlter lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HA VE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND tbe party oftbe first part, covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be.applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
Tbe word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold, County of Suffolk and
State of New York, being more particularly bounded and described as roi-lows:
BEGINNING at a point on the easterly side of 50 foot right of way, which point is North 41 degrees 43 minutes 10
seconds West 745.49 feet measured along the easterly side of said right of way from a point on the northwesterly side of
North Road C.R. 48, which point of North Road C.R. 48 is also 508.0 feet southerly from the extreme southerly end of the
arc of a curve connecting the northwesterly side of Kenny~s Road and the northwesterly side of North Road;
RUNNING THENCE from said point of beginning along lands now or formerly of Frodella South 48 degrees 01 minutes
36 seconds West 316.81 feet to lands now or formerly of Mudd;
RUNNING THENCE along lands now or formerly of Mudd North 41 degrees 54 minutes 00 seconds West 40.30 feet to
lands now or formerly of Carroll;
RUNNING THENCE along lands now or formerly of Carro,,ll North 41 degrees 54 minutes 30 seconds West 547.83 feet
to lands now or formerly of Schur;
RUNNING THENCE along lands now or formerly of Schur and Ovsianik North 53 degrees 24 minutes 40 seconds East
322.40 feet to lands noxv or formerly of Malone;
RUNNING THENCE along lands now or formerly of Malone the following two courses and distances:
1) South 41 degrees 14 minutes East 175.70 feet;
2) South 41 degrees 35 minutes East 382.20 feet to the point or place of BEGINNING.
TOGETHER with a right of way 50 feet in width, running from the southeasterly comer of the premises 745.49 feet to
North Road C.R. 48, the easterly line of said right of way having a course of South 41 degrees 43 minutes 10 seconds
East.
The aforesaid right of way shall be for tile purpose of ingress and egress to and from the North Road C. R. 48 and for the
installation, maintenance, repair and replacement of utility lines, pipes and conduits on the surface, above tile surface and
below the surface in such a manner as not to interfere with surface travel.
TIIE POLICY TO BE IX,~UED under this commitment will insure the title to such buildings and improvements on the premises which
by law constitute real property.
