WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the part} of the second part forever,
ALL that certain plot, piece or parcel of land. situate,
lying and being in the Town of Southold, County of Suffolk and State of New
York, being more particularly bounded and described as follows:
BEGINNING at a point on the northeasterly side of a 50 foot right
of way at the southwesterly corner of the herein described premises
where same is intersected by the southeast side of land now or formerly
of Kowalski, said point 'also being distant 558. 82 feet southeasterly
when measured along the northeasterly side of said 50 foot right of way
from the corner formed by the intersection of the northeasterly side of
said 50 foot right of way with the southeasterly side of Sound View
Avenue; RUNNING THENCE from said point of beginning from land now or
formerly of Kowalski first mentioned, North 48 degrees 08 minutes 30
seconds East, 181 . 80 feet to land now or formerly of Schur; RUNNING
THENCE along said land the following two courses and distances: (1)
South 41 degrees 51 minutes 30 seconds East, 286. 58 feet; (2) South 41
degrees 57 minutes 40 seconds East, 13 . 27 feet to the northwesterly
side of a 60 foot long Long Island Lighting Company Easement; RUNNING
THENCE along said Long Island Lighting Company Easement, South 53 de-
grees 41 minutes 40 seconds West, 168 . 03 feet to the northeasterly side
of the 50 foot right of way; RUNNING THENCE along the northeasterly
side of said 50 foot right of way, North 44 degrees 48 minutes 20
seconds West, 283 . 98 feet to the point or place of BEGINNING.
SAID PREMISES known as 7984 Soundview Avenue, Southold, New York
11971 .
TOGETHER with all right, title and interest, if any, of the party of the first part ill and to ally streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part. the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not clone or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
