WITNESSETH, that the party of the first part, in consideration of TEN dollars and other good and valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the second
)art, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or pamel of land, with the buildings and improvements thereon erected, situate,
lying and being at Mattituck, Town of Southold, Suffolk County, New York, bounded and described as follows:
Beginning at a point on the northerly sid~ Df Bungalow Lan~ ~ituate 248 % feet more or lels easterly from land
now or formerly of Frank A. Doyle as measured along the said northerly side of Bungalow Lane; running
thence easterly along the said northerly side of Bungalow Lane 100 feet; thence along other land of parties of
the first part north 49 deg. 15' east 320 feet more or less to the highwater mark of Deep Hole Creek, this
course being parallel to the westerly line of land now or formerly of Frank A. Doyle above referred to; thence
westerly along the highwater mark of Deep Hole Creek to a point formed by the intersection of said highwater
mark of Deep Hole Creek and the prolongation in a northeasterly direction of a line parallel to the second
course above described and 100 feet westerly ~hereof; thence'in a southwesterly direction along said last
course to the point Dr place Df beginning about 300 feet mot& or less.
Said lots are known for identification as Lots 12 and 13 as shown on a map of Otto W. Van Tuyl dated
December 9, 1943, it appearing from said map that the tract in which the above lot lie is comprised of Lots 1 to
8 on Map of Maratooka Farm Bungalow Sites filed in Suffolk County Clerk's Office May 7, 1914; Book 5 Page

Said premises known as 275 Bungalow Lane, Mattituck, NY 11952
Being and intended to be the same premises as conveyed to the party of the first part by deed, dated
9/19/1946, recorded 10/28/1946 in Liber 2641 page 330-333 in the Suffolk County Clerk's Office.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center fines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
· granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
