RUNNING THENCE from said point of beginning easterly and northeasterly along the

THENCE South 59 degrees 38 minutes 38 seconds East 360.98 feet to the high water mark
of Darby's Branch of Mattituck Creek;
THENCE southwesterly along the high water mark of Darby's Branch to a point, which is
the following courses and distances as measured along a tie-line from the last men-
tioned point:
