WITNESSETH, that the party of the first part, in consideration of ten dollars paid by the party of the second part, does
hereby Remise, Release and Quitclaim unto the party of the second part, the heirs or successors and assigns of the party
of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and
being in the County of Suffolk, State of New York
SEE LEGAL DESCRIPTION ON EXHIBIT A, ATTACHED HERETO.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights
of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the
party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, hereby covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of improvement and will apply the same first to the payment of
the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

Exhibit A
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the State of New York, County of Suffolk, Town of Southold, at
Cutchogue, bounded and described as follows:
BEGINNING at a point at ordinary high water mark of Long Island Sound, being 95.85 feet
westerly along said ordinary high water mark from the Northeasterly corner of land formerly of
Wm. Tumbridge now of parties of the first part; running thence along other land of parties of the
first part S. 47 degrees 06 feet 40 seconds E. 612.18 feet to a pipe; thence along other land of parties
of the first part S. 51 degrees 44 feet 30 seconds W. 70.96 feet to a pipe; thence along other land of
parties of the first part N. 47 degrees 06 feet 40 seconds W. 639.79 feet, to said high water mark of
Long Island Sound; thence along said high water mark of Long Island Sound, N. 71 degrees 41 feet
00 seconds E. 80.00 feet to the point of beginning, containing 1.008 acres, more or less.
TOGETHER with an easement in a right-of-way 16.0 feet in width for a driveway and for passing
and repassing upon foot or otherwise, the Northerly line of which right-of-way begins at the
Southeasterly corner of the above-described plot and runs thence S. 51 degrees 44 feet 30 seconds
W. 261.88 feet to the Westerly line of other land of parties of the first part; thence the Westerly line
of said right-of-way, being the Westerly line of other land of parties of the first part, runs S. 47
degrees 49 feet 00 seconds E. 1148.38 feet to a granite monument on the Northerly line of Oregon
Road, which easement shall attach as an appurtenance of the above described plot and shall cease
whenever said right-of-way shall no longer be necessary to provide access to said plot from a public
road or highway and which driveway shall be constructed and maintained by the parties of the
second part, their heirs and assigns without any obligation or liability of any kind on the part of the
parties of the first part, their heirs or assigns and shall be for the common use of said plot and all the
remaining property now owned by the parties of the first part.
Being and intended to be the same premises described on a certain deed dated July 16, 1957 and
recorded in the Office of the Suffolk County Clerk on July 22, 1957 in Liber 4332 Page 538.
