AND the party of the first part, in compliance with Section 13 of the Lien Law, hereby covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. Tumbridge now of parties of the first part; running thence along other land of parties of the first part S. 47 degrees 06 feet 40 seconds E. 612.18 feet to a pipe; thence along other land of parties of the first part S. 51 degrees 44 feet 30 seconds W. 70.96 feet to a pipe; thence along other land of parties of the first part N. 47 degrees 06 feet 40 seconds W. 639.79 feet, to said high water mark of Long Island Sound; thence along said high water mark of Long Island Sound, N. 71 degrees 41 feet 00 seconds E. 80.00 feet to the point of beginning, containing 1.008 acres, more or less.
