WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

of New York, bounded and described as follows:
BEGINNING at an iron pipe on the northerly line of Pine Tree Road, 547.73 feet easterly
along said northerly line from the easterly side of Billard Road, said point of beginning
being the southeasterly comer of land of Krupski;
THENCE from said point of beginning running along said land of Krupski, North 25
degrees 29 minutes 00 seconds West, 256.84 feet to an iron pipe;
THENCE along land of the party of the first part, North 63 degrees 24 minutes 00
seconds East, 188.28 feet;
THENCE along the westerly line of a 50 foot private road to be known as "Pine Tree
Court', South 11 degrees 41 minutes 50 seconds East, 266.85 feet to said northerly line
of Pine Tree Road;
THENCE along said northerly line, South 63 degrees 54 minutes 00 seconds West,
124.66 feet to the point or place of BEGINNING.
THE GRANTORS herein being the same persons as the named Grantees by deed dated
7/15/74 and recorded 9/13/74 in Liber 7714 cp. 139.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
erationas a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first,to the payment"of4he cost of the improvement before using any part of the total of the same for
any other purpose: . .
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
