WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
c lying and being*m*W at Cutchogue, Town of Southold, County of Suffoik and State of
New York, more particularly bounded and described as follows:
BEGINNING at a point on the southerly side of Main Road (N.Y.S. Route 25) distant
1160.56 feet as measured in a westerly direction from the corner formed by the
intersection of the southerly side of Main Road (N.Y.S. Route 25) and the westerly
side of Linden Avenue;
RUNNING THENCE South 2 degrees 08 minutes 20 seconds West, along land now or form-
erly of the Estate of Katica Muzinic, 240.00 feet to the northerly line of Lot 25
on proposed Map of Country Club Estates;
THENCE South 74 degrees 30 minutes 30 seconds West, along said last mentioned lot
and Lot 24, 238.24 feet to a gutter leading to Downs Creek;
THENCE along said last mentioned gutter on the tie line the following three courses
DISTRICT and distances:
1000 1. North 28 degrees 48 minutes 20 seconds East, 70,06 feet;
2. North 24 degrees 53 minutes 00 seconds East 17.05 feet;
3. North 1 degree 54 minutes 10 seconds West 38.99 feet to land now or formerly of
William Wickham;
SECTION THENCE along said last mentioned land the following two courses and distances:
1. North 74 degrees 09 minutes 10 seconds East, 48.55 feet;
109 2- North 2 degrees 08 minutes 20 seconds East, 143.81 feet to the southerly side
of Main Road (N.Y.S. Route 25) ;
THENCE North 78 degrees 12 minutes 10 seconds East, along said last mentioned
BLOCK road, 150.00 feet to the point or place of BEGINNING.
The premises are sold subject to the restrictions that no structure shall be built
3 within 30 feet of the rear yard and all clothes lines shall be enclosed.
BEING AND INTENDED to be the same premises conveyed to the party of the first part
LOT by deed dated July 25, 1978, and recorded in the Suffolk County Clerk's office on
July 26, 1978 at Liber 8468 page 125.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and tD said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
