WITNESSETH, that the parry of the first part, in consideration of ten dollars and other valuable consideration paid by the
party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns
of the party of the second part forever,
PARCEL ONE:
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being
at Fleets Neck, Cutchogue, Town of Southold, County of Suffolk and State of New York, more particularly known and
designated as and by the lot No. Sixteen (16)on a certain map entitled "Map of property of Ravatone Realty Corporation,
Cutchogue, Suffolk County, L.I., N.Y., Section#l" Daniel R. Young, P.E. and L.S., Riverhead, N.Y. dated November
12" 1930 and filed in the office of the Clerk of the County of Suffolk on December 2' 1930 as and by the Map No. 212.
Also a free and unobstructed right of way over and upon Fleetwood Road and East Road to pass and repass on foot, with
animals or vehicles, to the beach at East Creek together with the right and privilege of using for bathing purposes that part
of the beach at Fast Creek which lies easterly of a point marked by a cedar bush growing on said beach. The right of way
and the right to the use of said beach to be to the party of the second part and to his grantees, lessees, successors and
assigns of any part thereof.
Subject, however, to the covenants and restrictions and reservations affecting said premises similar and as contained on
other deeds of lots from said Ravatone Realty Corporation and on file in the office of the Clerk of the County of Suffolk.
BEING AND INTENDED TO BE the same premises described it the deed of the parties of the first part herein by deed
from Joseph Ruettiger, dated August 9, 1984, recorded in the Suffolk County Clerk's Office on September 10, 1984, in
Liber 9637, Page 133.
PARCEL TWO:
Dist. ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being

137.00 in the office of the Clerk of the County of Suffolk on December 22, 1930 as and by the map number 539 which premises
Block being more particularly bounded and described as follows:

Lot BEGINNING at the southwest corner of the subject premises which point of beginning is also the northwest comer of lot
017.003 number 16 on said filed map now owned by parties of the second part and running from said point of beginning North 32
degrees 23 minutes west 50.93 feet to lot number 19;
RUNNING THENCE along lot number 19 North 56 degrees 32 minutes 50 seconds east 100.02 feet to an iron pipe and
land now or formerly of Driver;
RUNNING THENCE South 32 degrees 23 minutes east along the westerly line of Lot 14 52.80 feet to Lot 15;
THENCE South 57 degrees 37 minutes west 100.0 feet to the point of BEGINNING.
SUBJECT TO Covenants and Restrictions recorded in Liber 11087 page 200 said restrictions dated June 8, 1990.
BEING AND INTENDED TO BE the same premises described in the deed of the parties of the first part herein by deed
from Pauline W. Ketcham, as Devisee under Last Will& Testament of Clarence W. Ketcham, deceased, dated July 31,
1990, recorded in the Suffolk County Clerk's Office on August 15, 1990, in Liber 11120, Page 361.
