side of Teny Court;
RUNNING THENCE along the northerly side of Terry Court North 71 degrees 13 minutes
50 seconds West 75.20 feet to land now or fm~nerly of W.S. & E.D. Clark;
THENCE along said above mentioned land North 22 degrees 15 minutes 00 seconds East

THENCE South 67 degrees 45 minutes 00 seconds East 75.06 feet to land now or formerly of
J&M Spicijaric;
THENCE along said land South 22 degrees 15 minutes 00 seconds West 149.47 feet to the
northerly side of Teny Court and the point of place of BEGINNTNG.
BEING AND INTENDED to he the same premises conveyed to the party of the first part by
deed dated 1/13/96 and recorded on 2/8/96 in Liber I 1761, Page 673.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above descrihed premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part
in and to said premises,
TO H,4 VE AND TO HOLD the premises herein granted unto thc party of the second pan, the
heirs or successors and assigns ofthe party of tho second part forever.
AND the party of the first part, covenants that the party of the first pan has not dune or
suffered anything whereby the said premises have been encumbered in any way whatever, except
as aforesaid.
AND the party of the first part, in compliance with Section 13 of ibc Lien Law, covenants
that the party of the first part will receive the consideration for this conveyam:e and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the go~t of fha
improvement before using any part oftbe total of the same for any other purpose.
The word *party* shall he construed as if it read *parties" whenever the sense of this
indenture so requires.
