PARCELI:
ALL that certain plot, piece or parcel of land, situate, lying and being at Cutchogue,
Town of Southold, County of Suffolk and State of New York, known and designated as
parts of Lot Numbers 127 and 128 on map entitled, "Amended Map A of Nassau
Point, owned by Nassau Point Club Properties, Inc., situated in the Town of Southold,
Long Island, N.Y., surveyed June 28, 1922 by Otto Van Tuyl, C.E. & Surveyor,
Greenport, New York", and filed in the Office of the Clerk of the County of Suffolk
on August 16, 1922 as File No. 156, together with a triangular strip of land which
parts of said lots and triangular strip of land when taken together are bounded and
described as follows:
BEGINNING at the corner formed by the intersection of the southerly side of Bridge
Lane (50 feet wide) with the westerly side of Nassau Point Road (50 feet wide);
RUNNING THENCE southerly along the westerly side of said Nassau Point Road
along an irregular curve, a distance of 143.46 feet;
RUNNING THENCE North 86 degrees 42 minutes 40 seconds West, 225.03 feet to
the easterly side of Goldfish Pond Road (not open);
RUNNING THENCE North 4 degrees 52 minutes 30 seconds East, 80.00 feet to the
southerly side of said Bridge Lane;
RUNNING THENCE along the southerly side of said Bridge Lane, the following two
(2) courses and distances;
1) Northeasterly along the arc of an irregular curve, a distance of 48.18 feet to a point
on said Bridge Lane, which is distant South 82 degrees 00 minutes West, 194.00 feet
from the point of beginning;
2) North 82 degrees 00 minutes East, 194.00 feet to the corner aforesaid the point or
place of BEGINNING.

BEGINNING at a point formed by the intersection of the westerly line of Nassau Point
Road with the southerly line of a parcel of land conveyed by Leland B. Fraser to
Thelma Diefendorf by deed recorded in the Off-cc of the Clerk of the County of
Suffolk in Liber 6389 cp 138;
RUNNING THENCE from said point of beginning, southerly along an irregular curve
marking the westerly line of Nassau Point Road, a tie-line along said curve bearing
South 2 degrees 39 minutes 18 seconds East, a distance of 30.30 feet;
RUNNING THENCE North 84 degrees 29 minutes 35 seconds West, through the land
of the party of the first part, 289.04 feet to a point in the easterly line of Goldfish Pond
Road;
RUNNING THENCE northerly along an irregular curve marking the easterly line of
Goldfish Pond Road, tie-lines along said curve;
1) North 25 degrees 50 minutes 50 seconds East, a distance of 44.04 feet;
2) North 41 degrees 24 minutes 02 seconds East, a distance of 74.04 feet to the land of
the party of the second part;
RUNNING THENCE southerly and easterly along the land of the party of the second
part, the following courses and distances;
1) South 4 degrees 52 minutes 30 seconds West, 80.00 feet;
2) South 86 degrees 42 minutes 40 seconds East, 225.31 feet to the point or place of
BEGINNING.
The policy to be issued under this report will insure the title to such buildings and
FOR improvements erected on the premises which by law constitute real property.
CONVEYANCING
ONLY TOGETHER with all the right, title and interest of the party of the first part, of, in and to
the land lying in the street in front of and adjoining said premises.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the
cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has executed this deed the day and year first above written.
