THIS INDENTURE, made the G/ day of June, 1998,
between JOHN B. CARROLL, as Executor and a Residuary Beneficiary
of the Last Will and Testament of JOHN J. CARROLL, deceased,
residing at 181 Circle Drive, Manhasset, NY 11030; MARGARET A.
BOWLES, residing at 261 Ryder Road, Manhasset, NY 11030; MARY C.
EPPERLEIN, residing at 25 Donald Place, Waldwick, NJ 07463;
WILLIAM F. CARROLL, residing at RR1, Box 5200, Lincolnville, ME
04849; ANNE C. BULGER, residing at 16 Dale Avenue, Wyckoff, NJ
07481, as Residuary Beneficiaries of the Last Will and Testament
of JOHN J. CARROLL, deceased, ("Grantors") , and LAWRENCE J.
BOWLES and MARGARET A. BOWLES, husband and wife, both residing at
--72 -1 -Ryder Road, Manhasse- 7Y 11030 ("Grantees") .
WITNESSETH, that Grantors, in consideration of ONE
HUNDRED TWENTY THOUSAND and 00/100 ($120, 000 . 00) DOLLARS paid by
the second part, do hereby grant and release unto Grantees and
their heirs, executors, administrators, legal representatives,
successors and assigns of Grantees forever,
ALL that certain plot, piece or parcel of land, with
the buildings and improvements thereon erected,
situate, lying and being at Mattituck in the County of
Suffolk, Town of Southold, State of New York, being
more particularly described in Exhibit A attached
hereto and made a part hereof,
TOGETHER with all right, title and interest, if any, of
Grantors in and to any streets and roads abutting the
above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and
rights of Grantors in and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto
Grantees and their heirs, executors, administrators, legal
representatives, successors and assigns of Grantees forever.
The decedent, JOHN J. CARROLL, acquired title to the
subject premises by Deed dated November 1, 1968 and recorded
November 12, 1968 in Liber 6453, page 450.
Said premises is not located in an agricultural
district.
Grantors covenant that Grantors have not done or

ALL that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying and
being at Mattituck, Town of Southold, Suffolk County, New York,
known and described as Lots No. 34 on a certain map entitled
"Mattituck Estates, Inc. ", filed in the office of the Clerk of
the County of Suffolk on September 8, 1965, as Map No. 4453 .
SUBJECT to covenants, restrictions, easements, reservations
and agreements of record, if any.
