BEGINNING at a point on the westerly side of Youngs Avenue, distant 115.67
feet southerly from the comer formed by the intersection of the southerly side of Main
Road with the westerly side of Yoangs Avenue, said beginning point also being where
the northeast comer of premises about to be described and the southeast comer of land
now or formerly of Goubesud intersects the westerly side of Youngs Avenue.
RUNNING THENCE south 10 % 39' 40" East along the westerly side of
Youngs Avenue 58.40 feet to the northerly line of land now or formerly of
Frohnhoefer;
RUNNING THENCE along said land the following 4 courses and distances:
1) South 77% 14' 30" West 79.50 feet;
2) South 10% 39' 40" Eas 15.0 feet;
3) South 77% 14' 30" West 18.86 feet;
4) North 14% 51' 30" west 66.02 feet to the southerly line of land now or
formerly of Goubesud;
RUNNING THENCE North 73% 10' 40" East along said land 103.88 feet to
the westerly side of Youngs Avenue, the point or place of BEGINNING.
BEING the same premises conveyed to the party of the first part by deed from
Robert Scalia and Linda Scalia dated February 6' 1989, recorded February 15,
1989 in liber 10800 page 05 in the office of the County Clerk of the County of
Suffolk.
Said premises being known as 625 Youngs Avenue, Southold, New York.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streots and
roads abutting the above described premises to the center lines thereof; TOGETHER wkh the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and W hold the right to receive such cons d-
eration as~,a trust fund to be applied first for the purpose.qf paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
