described as follows:

corner formed by the intersection of the southeasterly side of Mechanic Street, and the northwesterly side of
Young's Avenue;
RUNNING THENCE along the southwesterly side of Young's Avenue south 21 degrees 15 minutes 40
· seconds east, 75.00 feet to land now or formerly of Loretta M. DiMaggio;
THENCE south 66 degrees 20 minutes 00 seconds west along land now or formerly of Loretta M. DiMaggio
200.96 feet to land now or formerly of Quarty;
THENCE north 20 degrees 29 minutes 20 seconds we~t, along land now or formerly of Quanty, land now or
formerly of R. Hering and land now or formerly of J. Lavin 75,06 feet to land now or formerly of Olive M. Evans;
THENCE north 66 degrees 20 minutes 00 seconds east along land now or formerly of Olive M. Evans and
land now or formerly of John F. and Mary A. Sheehy 199.95 feet to the southwesterly side of Young's Avenue,
the point or place of BEGINNING.
TOGETHER WITH and subject to a right of way from the rear of the premise to and from the highway running
by the house of John Dumkta, along the rear end of the Lol of Benjamin L. Prince to pass and repass with
horses and wagons and carriages and on foot, free and unobstructed as set forth in Deed Liber 658 page 464.
BEING the same premises conveyed by deed dated November 29, 2000 and recorded November 29, 2000 in
L[ber 12087 page 482.
SAID premises being known as and by the Street Number 265 Youngs Avenue, Southold, New York 11971·
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of Ihe Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the dght to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party' shall be construed as if it read 'parties" whenever the sense of this indenture so
requires.
