ALL that certain plot, piece or parcel of land, situate, lying and being in Laurel, Town
of Southold, County of Suffolk and State of New York, shown and designated on a
certain map entitled "Map of Property of A.L. Downs, Laurel, L.I., N.Y." made by
Daniel R.Young, and filed in the Suffolk County Clerk's Office on August 14, 1929 as
Map No. 21 as and by Lot No. 20.
TOGETHER with a descriptive parcel which lot and descriptive parcel, when taken
together, may be more particularly bounded and described as follows:
BEGINNING at a point on the easterly side of a private road where the same is
intersected by the dividing line between Lots 20 and 21 as shown on aforesaid
map;RUNNING THENCE North 50 degrees 39 minutes 10 seconds East along the
dividing line between lots 20 and 21 a distance of 174.54 feet to a point on the westerly
side of Lot 30 as shown on the; aforesaid map;
THENCE South 26 degrees 15 minutes 30 seconds East along the westerly line of lots
30 and 31 a distance of 69.54 feet to a point on the northerly side of lot 16;
THENCE South 47 degrees 05 minutes 10 seconds West along the northerly line of lots
115, 17, 18 and 19 a distance of 177.45 feet to a point on the easterly side of a private
road;
THENCE North 26 degrees 15 minutes 30 seconds West along the easterly side of a
private road a distance of 80.88 feet to the point or place of BEGINNING.
TOGETHER with the right to use in common with others a certain right of way 19.34
feet in width along the westerly line of lot 20 and the premises hereby conveyed to the
northerly line of Peconic Bay Boulevard.
The policy to be issued under this report will insure the title to such buildings and
FOR improvements erected on the premises which by law constitute real property.
CONVEYANCING
ONLY TOGETHER with all the right, title and interest of the party of the first part, of, in and to
the land lying in the street in front of and adjoining said premises.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and
assigns of the party of the second part ,Forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the
cost.of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
