ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Arshnntomoque, in the Town of Southold, County of
Suffolk and State of New York, being more particularly bounded and described as follows:
BEGINNING at a point on the northeasterly side of a private right of way distant 40 feet on a
course South 56 degrees 45 minutes 20 seconds v,c_t from the southeast corner of land now or
formerly of S.W. Vanderbeek, said point or place of beginning being also distant 1235 feet,
more or less, southessterly from the corner formed by the intersection of the northessterly side
of said right of way with the southeasterly side of Middle Road;
RUNNING THENCE from said point or place of beginning along lend now or formerly of
Bischoff, North 33 degrees 14 minutes 40 seconds East, 150 feet to land shown on Mnp of
Sborecrest (File 5584);
THENCE along said land and Wild Cherry Way the following two courses and distances:
1. South 56 degrees 45 minutes 20 seconds East. 181.60 feet;
2. South 14 degrees 58 minutes Enst, 9.82 feet to the northeasterly side ora private road:
THENCE along the northwesterly side of said private road the following two courses nnd
distances:
I..South 67 degrccs 14 minutes West, 94.32 feet;
2. South 61 de~rces 14 minutes West, 73.g0 feet to the northeasterly side of the private right
of way first above mentioned;
THENCE alon~ thc private right of way, North 56 degrees 45 minutes 20 seconds West,

TOGETHER with an eascment in common with others over said right of way for access to ~
from North Road with Arshamomoque Pond.
TOGETHER with thc right of ingress and egress over the private road 25 ft~-t in width as now
laid out over land of Valentine Ruch and wlfc lending from Kings Hilthway, or North Road, to
the waters of Long Island Sound.
TOGETHER with an easement of in~-ss and egress to and over in common with others over
said private right of way to the nearest public highway.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed from Dimitrios Giannas dated 5/22/2002, and recorded 6/17/2002, in the Office of the'

TOGETHER with all right, title end interest, if any, of the party of the first part in and to any
sueets and roads abutting the above described premises to the center lines thescof; TOGETHER
with the appurtenances and all the estate and fights of the pa~y of the first pa~ in and to said
premises; TO HAVE AND TO HOLD the premises herein ~anted unto the party of the second
pa~; the heirs or successors and assigns of the pa~y of the second part forever.
AND the pafly of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the fimt part, in complience with Section 13 of the Lien Law, covenants that
the paffy of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for thc puspose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any pa~ of the total of the same for any other purpose.
